This circa 1885 building is one of the oldest surviving buildings in the historic original city area in downtown Texarkana. It was originally a saloon, billiard parlor, and gambling house (1880s). 
Two story building. 3,250 sq ft on each floor. First floor: high ceilings, wall to wall carpeting. Two offices, large open room. Two bathrooms, break room with sink.
Second floor: unfinished. High ceilings.
Improvements: Ark-Tex Council of Government Brownfields Grant. Phase One Inspection, 2007. Roof mounted air conditioning unit installed 2007. First floor central AC and heat. Exterior paint: 2013.
